Getting Started

Becoming a Realtor

The first step to becoming a Realtor is to take and complete the NYS Salesperson Licensing course - currently 75 hours, as of July 1, 2008. Cost will vary by school but typically is about $425 with textbook. Please seel below of a list of local schools that offer the 75-hour course.

The second step is to pass the NY State license exam - cost is $15 and consists of 50 multiple choice questions.

The third step is to affiliate with a broker (“Empire Home Realty”) and have them sponsor your NY State license application. Cost is $50 for a two-year license.

The next step is to join the local Board of Realtors and MLS - costs will vary but you can expect about $700 for your first year.

After successfully accomplishing the above, you're a Licensed Real Estate Salesperson! At this point you will begin your free career training with Empire Home Realty. You will also need to purchase business cards, signs, a computer, postage and/or various supplies to establish your business.

New agents should be prepared to invest between $2,000 and $4,000 to launch their business. We also recommend that a newly licensed agent have 3-6 months of living expenses in reserve, because this is not a "job" that offers a paycheck every other Friday.
